Attic Insulation: lifespan, maintenance and replacement
Typical lifespan: 20–100 years (type dependent) (about 50 years).
Maintenance schedule
- Visual inspection for settling or damage — Annually
- Check for pest intrusion — Annually
- Inspect after roof leaks or storms — As needed
- Verify R-value meets current code — Every 10 years
Signs it needs replacing
- Uneven temperatures between rooms
- Ice dams forming on roof edge in winter
- High heating/cooling bills
- Insulation is wet, compressed, or has pest damage
- Visible daylight through roof boards
Tips
Insulation targets depend on climate and building design. EPA recommends assuming vermiculite insulation may contain asbestos: do not disturb it or attempt DIY sampling. Consult a qualified asbestos professional before adding or removing insulation.
