Exterior Paint: lifespan, maintenance and replacement
Typical lifespan: 5–10 years (about 7 years).
Maintenance schedule
- Visual inspection for peeling/cracking — Annually (spring)
- Use siding-approved gentle cleaning; do not pressure-wash suspect lead paint — Every 1–2 years
- Touch up problem areas — As needed
- Caulk windows and trim — Every 2–3 years
Signs it needs replacing
- Widespread peeling or flaking
- Chalking (powdery residue on touch)
- Fading or discoloration
- Visible bare wood or siding
- Mildew growth that won't clean off
Tips
Before disturbing paint on pre-1978 homes, test for lead or assume it is present. Use a lead-safe qualified firm; never dry-scrape, power-sand or pressure-wash suspect lead paint. Follow coating and siding instructions.
