Roof (Asphalt Shingle): lifespan, maintenance and replacement
Typical lifespan: 15–30 years (about 22 years).
Maintenance schedule
- Inspect from the ground for missing shingles and flashing damage — Spring, fall & after storms
- Arrange a professional condition assessment — For leaks, damage or aging
- Clean gutters and downspouts — Twice a year
- Ask about manufacturer-approved moss/algae cleaning; do not pressure-wash — As needed
- Have flashing checked around vents, chimneys and valleys — At roof inspections
Signs it needs replacing
- Curling or buckling shingles
- Missing shingles or granules in gutters
- Daylight visible through attic boards
- Sagging roof deck
- Water stains on interior ceilings
- An aging roof with widespread deterioration or repeated leaks
Tips
Keep trees trimmed away from the roof. Ensure attic ventilation is adequate to prevent heat buildup.
